The Role


Reporting to the Chief Operating Officer, the Regional Maintenance Manager provides focused support in hostel maintenance, equipment, and property care, custodial services, trade work liaison, equipment preventative maintenance repair and scheduling, and standards for new developments throughout their assigned region. The Regional Maintenance Manager acts as the primary consultant and resource for regional maintenance issues overseeing maintenance staff at the designated hostels and ensures that service is accessible, responsive, accurate, and consistent.


This is a working position, we expect that the incumbent will spend 30-40% of their time hands-on actively working on projects and performing maintenance, repairs, upkeep and new project installations.


Work Location: Must be based within driving distance of Jasper, Banff or Lake Louise


Scope: 10 Wilderness Properties in Jasper and Banff National Parks and HI Nordegg, HI Lake Louise, HI Banff and HI Jasper

Direct Reports:

Up to 10 maintenance staff, the majority of which are based at our properties in Lake Louise, Banff and Jasper. This number may be higher during periods when seasonal or temporary staff are working on projects.


Accountabilities
Responsible for providing leadership and general supervision to the Site Maintenance Staff
Manages maintenance staff performance including performance reviews, coaching, training and development.
Provides customer focused support in maintenance, property care, trade work liaison, equipment preventative maintenance repair and scheduling, and standards for new development.
Provides expertise in building maintenance and repair including HVAC, plumbing, and IPC Direction
Acts as the primary consultant and resource for regional maintenance issues for designated hostels and ensures that maintenance service is accessible, responsive, accurate, and consistent.
Plans and supervises hostel improvements or minor capital upgrading projects for designated hostels.
Works with maintenance staff to implement preventive repair and maintenance programs.
Monitors preventive maintenance records.
Work with Human Resources to meet and implement maintenance related workplace safety compliance processes and procedures.
Visits each hostel to provide general supervision and guidance to maintenance staff.
Evaluates preventative maintenance programs and meets with hostel Managers and maintenance staff to conduct inspections.
Consults with Hostel Managers in regard to prioritizing site requirements and projects.
Meets with Hostel Managers and maintenance staff to review and update maintenance plans.
Solicits feedback from hostel managers and monitors their satisfaction with maintenance programs and services.

Project Management


Works in partnership with senior leaders to plan and coordinate major capital renovations.
Liaises and consults on new building systems.
Takes a lead role in the initiation, completion, and commissioning of new projects including the maintenance of all aspects of project critical path, stakeholders, and communication.
Prepares and monitors budgets, project schedules for development and construction.
Facilitates the selection of architects, engineers, contractors, and other consultants for each project and leads this team for the duration of each project.
Act as management representative during all phases of new projects including attendance at design and site meetings and prepares timely responses to consultants and community requests for information.
Develops and maintains building design guidelines and standards to ensure conformation with best practice and organizational standards.
Reviews consultant drawings and specifications to ensure compliance with capital guidelines.
Reviews life safety systems to meet functional requirements.

General

Maintains a high standard of cleanliness, keeping the work environment consistently tidy.
Adheres to all infection control practices and procedures.
Ensures that resources are being used effectively and efficiently and not wasted or misappropriated.
Maintains confidentiality on issues related to hostel management and employee matters and Association information.
Pursues continual learning by participating in in-services and training/education programs.
Maintains a safe working culture by assessing and controlling possible health and safety risks
Adheres to all Association policies and procedures.
Other related maintenance management duties as assigned.

Span of Authority Includes
Hiring, supervising, developing and managing employees within the span of control and in compliance with policies and procedures
Annual resource recommendations for capital and operating budgets and monthly reviews of hostel operating budget for maintenance
Promoting opportunities to enhance service delivery.
Advising on financial and material resource requirements
Authorizing payment for construction progress claims, within approved budget
Authorizing changes to construction projects that fall within the scope of the project and within the project budget.

Educational and other Qualifications
Knowledge of Building Code, Fire Code and CSA Guidelines
Minimum 5 years of Management Experience in building operations
Clear pattern of Personal and Professional Development
Technical Diploma (Certified Technician or Certified Engineering Technologist) with emphasis on mechanical systems

Work Experience
Five years' experience in building maintenance
Experience working with mechanical and building systems and servicing including installation and design.
Experience in management/leadership of complex maintenance projects
Experience working with contractors, architects, and engineers, building codes, design guidelines and drawings.
